Treat others kindly. I drop some gift cards and occasional dinner with my UTR and we have had a good relationship for years and I am a semi cheap bastard.

Now I did help to plant a couple bushes (no pun intended) and hang some artwork which started to feel a bit domestic but she spices it up and we have a good time at a reasonable rate.

Respect others (or at least try to) - it goes a long way.
