Total damage 2.6. Can't go into more detail until review is approved and I get my PRIVATE tag back. Expensive, but it's Katy and as I said, it's close to home and I wasn't pinched for $ that day. I don't know of another place nearby that has CIM as an option.

With all due respect, I haven't found Katy area to be THAT expensive. I've been in the Katy area a lot in the past, but only a few times this year. I never do FS, but I don't ever remember tipping anything far outside the "normal" range. If there is negotiation I almost never agree to the first number. I would be foolish for me to accept it, just like it would be foolish for them not to "highball" me.
