Yeah it's kind of a matter of sussing out the owners just as much as they are trying to figure you out. I've had pretty good luck with Airbnb's but I use them for both my civvie life/travel as well as my extracurriculars. Great reviews as a guest are helpful imo.
I'll use those or hotels depending on my mood.

In regards to checking out of a hotel. I have not gone to a front desk in years to check-out. I'll either call them the morning of check-out but usually most hoteliers let you check out through their app. So...most of the time I'll do mobile check-out and leave the keys in the room.

This is the way to do it. Mocha has it nailed down.
The maids always figure out what's going on, so tip them.
Other than check in, avoid the front desk.

If you do have to walk by front desk, note that they are paid to be friendly and helpful, so have a canned response ready when they say; have a good day; can we help you; etc.

Best response for "can we help you" is to ask for a good steak/fish/thai/indian/mexican/whatever restaurant.
And if you want the desk clerks to get into a severe disagreement with each other, ask for the best BBQ place.

I work in a hotel. If you are discrete and your clientele is normal looking and acting, there should be no problems with the front desk. If you need a cover story, say you are working and doing interviews for a medical facility, so there will be some visitors. Dress and act the part.

I wish to be discrete myself, so without naming any specific property, I would suggest looking at mid-range hotels, as the upper-end hotels have closed pools, spas, and all the other extra outlet and amenities that come with higher rates. Examples would be Courtyard Marriotts, Residence Inns, Springhill Suites, and some of the Hampton Inns. Good value for the money, clean, and safe.

If my hotel--a top luxury hotel in Kansas City--is typical, food service will be minimal. We still offer room service and take out to the public, but we are likely an exception. In the middle range I lined out above, the only food service will likely be vending machines and some prepackaged stuff of QT-grade quality. However, many restaurants are doing takeout and it is easy to have UberEats or Doordash or anyone of a dozen other companies deliver food to the lobby, or to your door. That's what a lot of people are doing these days.

I would be glad to provide the arms you so miss around you!

I should add that many hotels are now working with a skeleton staff, so you are unlikely to see a lot bored employees standing around. But yes, we who greet and deal with the very few arrivals we have these days are really curious what brings people to the hotel in the midst of a pandemic. There are some people bound and determined to have a birthday, anniversary, or other celebration, no matter the circumstance.

Do your research on the hotel. Don't have someone walk in the same way they walk out.

Book a hotel where essential workers or basically mid level type. those hotels are always full of guests. if you aren't sure what I mean Ride by hotel parking lots and look at the amount of cars there that alone will tell you what I'm talking about

even with airbnbs you have to be careful because best believe people who rent out airbnb's have neighbors that look out for them that's if they don't have cameras on the property

the best policy is do your research no matter if you're doing a residential or hotel and be low volume but that's the best policy regardless of the coronavirus if you don't want to get too much attention.

and not saying that you do but now is definitely not the time to do back-to-back clients

let's say if you wanted to see three people a day you might see one for breakfast one lunch and one right around dinner time this is an example of good spacing. And that's honestly the maximum I would do depending on the place the lower the number the better if you could keep it to one or two that would be best. Because who's this say those aren't a couple friends.. it's when you have several people is when they know what's going on

Find out the shifts that hotel workers work and never have too many clients in and out during the same shift

as with anything if you look suspicious you're just cause attention to yourself believe it or not most hotels know this type of things going on and they can really give to shits it as long as you're not causing problems or being extremely obvious

I've also had people tell me it's a good thing to have a backpack or something when you walk into a hotel because it makes it look like you're staying there that is a tip to guys

also I would never check-in and check-out only for a couple hours that looka suspicious. if you need to leave early leave early but don't do the formal checkout process

some hotels aren't even doing housekeeping for multiple night stay they do it when you arrive and when you leave that's it.
