First and foremost, deposit required. That in and of itself is an AVOID NO MATTER WHAT.

generally appears to be an unpleasant person behind the ad

Now, not one of these (except deposit) would automatically be a reason to avoid if there was only one, but if taken in totality (or really only part of it) it's a no-brainer.
Red flag/ No for me after seeing no RATES and reading first 2 sentences.
