12% does seem on the steep side of things, however, rent raises each lease period is pretty customary. You can always counter it by telling them to come into your place and do some improvements - paint, clean the floors/carpet, etc.
My rent is also going up. You could always raise your rates by $20. That is what I did.

^^^ Really? I never worked from there. Only lived there. Hated it. The surrounding area is industrial and trashy and the fucking railroad tracks. Oh my God. The sound of train horns still makes my skin crawl.

Some people want to be someplace and will pay stupid amounts of money to be there.
Taxes have gone through the roof and it is not the governments business to cap rents.
Rent increases d3epend on the location and what they can get for it based on the demand. If demand is high for your location the rent will increase.
You have received some good advice and just because they say that is what it is going to be does not mean they will not negotiate.
Oh yeah, a single person can be a corporation. Just because you are incorporated does not mean you are evil.

good point....it's always the move in special renters that get the make over. the longer you stay and pay.....you don't get crap.

Thank y'all for all of the advice and info. I went to the office and talked to them last week. I will be moving apartments about a month before my lease is up. I am happy about the new place, it is a totally different floorplan than I have now. I will post an ad once I move - hopefully I will see some new faces.

So, just out of curiosity, this is a different apartment within the same complex? If so, was the management receptive to not increasing the rent so much? Or you've moved into a completely different location?

Some rents are increasing for the same reason some providers increase their rates.
Supply & Demand.
Economics 101 !
Behooves all of us in the real estate business (sellers and buyers) to be aware of market values, population shifts and trends, taxes and etc. and to stay current on data so as not to be surprised.
Good luck with the move. Use the opportunity to get rid of stuff you haven't used in the past six months or more.
