Sherman is up and coming. They are spending about $100 billion dollars between Durant and Van Alstyne. My house has doubled in value since 2020. Excellent neighborhoods with huge houses in the 5-600,000 range.

Gun Barrel City Texas has it all. Nice lake to fish, reasonable priced housing low crime and only about 7k citizens to bother you. DFW is about 50 miles away.

Get a large 2bedroom apartment in a high rise in Addison or Frisco Stonebriar areas. Close to the restaurants and malls.

Somewhere near las Colinas, Addison for the proximity to everything. Also, depends on what you like to do - if you like going to cowboys games - then arlington, if you like golfing - then maybe Frisco....lots of options!

And with both HardRock and MargaritaVille developing lake resorts and communities, the upside will not end for awhile. But Locals (me) want out, cuz city folk bring city manners, rather than learn how to be country polite. I know where you're from by the way you drive our roads, or the way you light up your house at night like it was Disneyland, or Encino/Sherman Oaks/PalmSprings. Doubt I'll ever see mud on that Range Rover either.

According to the Wiki there are three zip codes for Highland Park.

75205
75209
75219

That Zillow.com list had properties in all three zip codes and used Highland Park for the city name. On East Mockingbird somewhere between DNT and 75 there is a sign for Highland Park. If it's not Highland Park it's still a good area. That was one criteria the OP was looking for.

HPISD may not conform to the city limits. I expect property values are a lot less if there are houses in HP that aren’t in HPISD’s boundaries.

But therein may lie an opportunity for the OP. He may be able to get a lot of the benefits of living in that city without paying the school district premium. Something I would consider if I was in his shoes.
