I pass by this location every day on my commute to work (as well as Aurora and Chan) and I observe the same parking lot congestion as you have. I think it is the physical therapy place that is so busy.

I say this because I went by in the evening late last week (on my way home) and the parking lot on the north end was empty, except for a truck with a guy that was obviously doing some construction work for Dee Thai, a car that must belong to the lady working, and a monger who pulled in just ahead of me (lucky guy). Based on that, I decided to skip for the night and try on another evening.
