I can afford one of your houses. Congratulations on selling them. I know a guy who has been nervously sitting on a $2million+ dollar spec home for 13 months now. I know another guy who built 7 figure spec homes who is now bankrupt.

They are great investments if you've got the right home in the right location and the economy is doing well. Otherwise, you could lose your shit fast.

The "break even" point on new/recent construction (even if well built*) is about 15 years out as far as an "investment" is concerned when the actual costs/expenses of maintaining it are factored into the "overhead" as far as "market value" is concerned!
