I PM'd Tammie, sent references, she replied back that I was approved and scheduled an appointment @ 2pm today. I drove in from Dripping Springs, communicated with her 15 minutes before the time, even got an address.
Crickets after that.
Please be aware that this individual did not communicate back and I have yet to hear from her.
She is a total waste of time and I thought all should know.

My bad.... should stay with the ones I know that are reliable...
