Technically debt is not necessarily a bad thing. It's just a risk. A loan to buy rental property is using debt to build equity in property using other peoples money (renters). As long as I can cover the carrying costs in the event I can't find a tenant, debt is not a bad thing. It provides leverage.... but you need cash to obtain the credit...

Actually toyed with the idea... however, all... and I do mean ALL of the private high schools in Cincinnati are Catholic.. and my kiddo didn't see the point. He was going into his junior year when I got this house and figured he'd just let them throw him into dual credit. He's going to graduate about 8 credits shy of an associates degree, for free.
Now, had he been a more marginal student in need of more help, I would have forced the issue. But.. he's a strong student who enjoys school in general and is loving being in college. Next year-- he only has to set foot in the high school to turn in his college registration papers and to graduate.

Don't even need 20%.. there are several programs out there where you can buy with 0-3% down. You just need to have clean credit. Not even a great score-- just a score that lacks any collections aside from medical.
I can't speak for DFW right now because I know home prices have gotten ridiculous.. but here in Cincinnati-- a person who makes 36K with low to no debt load can buy a nice house in the 150k range.

Most people my age... at BEST... have at least 10 more years on their mortgage-- assuming they bought young and never moved. I have a lot of years where I can max out my contributions in addition to having additional funds to throw into investments. I won't be eating cat food in my 70's.

Making interest payments on time increases your credit score dude. Point is, having no debt is not the quickest way to wealth. I would gladly pay 6% on debt for an investment to make me 20%. Ever heard of hard money lenders? You think Trump got rich buying things all cash?
On another note, she is making a great point about home ownership being a path to financial freedom. What group of folk did the US Gov block that path for? Can't remember...

Yeah, see you almost want to say something cool and with some semblance of intelligence. But then start spiraling downward with your idiocy again.
Nobody WANTS to be poor, genius. I'm sure most apartment dwellers want to get out. But it's difficult. Like I said, rent keeps going up (while salaries don't). Then they tack on all these bullshit fees associated with buying a house. Oh, btw, you have to qualify for VA loans and other so called assistance programs. Not everyone does.
I think many of you really underestimate how poor poor people are. I saw some stat about how a certain percentage of Americans can't even cover a $400 emergency.
People gotta pay their rent, first of all. For many, that completely obliterates their paycheck...meaning they're spending north of 50% in some cases. Then there's food, utilities, gotta have a phone, car, insurances, etc...other bills here or there. They've got kids, many of them. That means daycare, since both parents need to work (and skip any Covid comments, because it's only been going on a couple three months). I could go on and on about life expenses. I'm sure you get the point.
You may not be a racist (though it's debatable), but OTHERS ARE. Just like, ohhh, one guy may not be a rapist, but OTHERS ARE. The point being, they don't abide by any sense of morality or fairness. They do things by design, to disrupt the lives of others, And, they do it in a way that they can get away with it for as long as possible. No rapist OPENLY RAPES people. By that same token, no racist openly operates as a racist. They use laws, and data, and algorithms, and have similar minded people as a think tank to help them pull it off their devious schemes. They'll do it as long as they can get away with it. If no one ever stops them or holds them accountable, they'll just keep doing it.
Either you pretend to not know this stuff, or you're just not as smart as I want to give you credit for. You act like everything was instantly cool in 1865, and hand shake and no hard feelings. Hey, blacks...sorry about that. But it's all good. We'll get you set up and on your feet in a couple weeks. 40 acres, a mule. The whole nine.
For 160 years, there's just not been enough commitment to fixing things. Just keep kicking the can down the road.
