Is it the boobs? - Yes but can be supplemented by good attitude and / or other things on this list.

i will add, have an overall appearance of "happy to see me and appreciate my company." It is so easy to tell when someone does not like or is not happy to see you. Too easy, trust me, some providers think they can fake it but it is easy to tell, so be genuine so you dont have to fake it, it takes just a moment of fakeness and all the other truths are regarded as fake, makes for a pretty bad time.
